Tips of Preparing for a Home Showing Service
For some reason, you may want to sell your house. Unless done properly, home showing may take an unexpectedly long time to have a reliable person who can buy your house. The following are the guidelines of preparing for a successful home showing event.
First, you need to create a good and welcoming mood in the house. They can do this by lighting some fire at the fireplace, even if it in the summer. You can also put on some soft music to light up the atmosphere. You need to select a good music that will impress the buyer and make them stay longer. If you have water fountains, turn them on during this time. These fountains will help in diffusing whatever noises that may be coming from your neighbors next door. Air-fresheners and deodorants should not be sprayed in the house because the buyer may be allergic to them, and may opt leaving the house without closely looking at it. Unless the weather is not favorable, you should open all the windows and vents to allow air in and out of the house.
You are also supposed to place pictures, portraits, and cards at strategic points in the house. In case you have some good photos that were taken during memorable occasions, you can place them in prominent points within the house. The window coverings should be removed to let more light into the house. You should partially close the blinds to avoid exposing the undesirable features in the outdoor, like deteriorated fences and overgrown grasses. All the lights in the house should be turned on, apart from candles, to give the buyer a perfect view of the house. There are rooms that may be poorly lit, and you need to place some spot lights on the floors or behind furniture. You should also remember to switch off computer monitors and TV screens.
You should also strategically place cards that contain important pieces of info about the house. Those cards should contain more information that may be forgotten or missed by the buyer as they visit the house. There should be a card describing the rooms, if the furniture or machines that are supposed to be there have been removed for some reason. You can also use a card to caution the buyer about the steep staircases or any other signal. You can top all this up with delicious food. Even if the buyer had lost interest in the house, the food will help in keeping the buyer for longer, and they may notice more attractive features that may change their perception about the house. Instead of struggling to get catering services from outside, you can buy a few snacks and drinks which can keep you refreshed throughout the show.
